This £4.5m project comprised the conversion of the former Southwark Council offices in Spa Road, Bermondsey into 40 high-quality flats. The existing building is Grade II listed and thus great care was taken to ensure that the conversion was sympathetic to the existing building and was agreed with the local planning authority and conservation officer.

The top floor was extended to provide two luxury penthouses with a view over Tower Bridge, which achieved Code Level 4. The refurbished dwellings all achieved BREEAM Very Good.

Naturally, the planning authority and English Heritage placed restrictions on the changes to the building and so we developed a bespoke heating and ventilation system so flues and vent ducts do not penetrate the listed façade. The tight budget meant that M&E services had to be carefully designed and we carefully value engineered systems to reduce the cost to meet the budget.
