The property totals 43,167 sq ft (4,010 sq m) of accommodation arranged over ground (with retail areas) and six further floors. The building was previously naturally ventilated and is being updated to incorporate modern and efficient HVAC systems. High-quality exposed services are planned, with coordination with existing structural beams, and a strong emphasis on a neat finish.
The project has been designed in Revit, which has also been used to aid the planning application, by producing views of rooftop plant from various locations.
A Wiredscore ‘Gold’ digital infrastructure certification is targeted (which is particularly challenging for an existing building, and an EPC rating of B and BREEAM Very Good being targeted.
