Malgavita Works (also known as West Works) is a new-build, mixed-use regeneration scheme which has brought much-needed housing and commercial opportunities to the area.
It comprises of a 23-storey tower, linked to 3 blocks ranging from 9 to 15 storeys high, creating commercial and retail areas and included over 300 flats, a coffee shop, a gym, offices and communal and public spaces, designed to echo Southall’s architectural industrial identity while still reflecting the look and feel of similar regeneration schemes in the locality.
The site had to comply with the London Plan and reduce carbon emissions against Building Regulations by 35%. The reduction was achieved by the use of a gas-fired CHP district heating scheme, a system that has worked well in similar projects. The development is located next to Southall rail station which is near the town’s centre.
The scheme created a close link to Crossrail services to destinations throughout major areas of London. As well as providing full M&E design, our sustainability and building physics teams also undertook the SAP, SBEM, BREEAM and computer modelling and prepared the necessary reports for London Plan compliance. We were later appointed to the nearby Merrick Road, a 166 flat project with the same client.
