Central Square is a £53m project for the development of a striking new office space on a brownfield site in the heart of Leeds.

The aspiration for BREEAM Outstanding was established from the earliest stages and informed the project throughout and was considered to be critical in attracting high-profile tenants.


The “passive, active, renewable” approach was adopted throughout. Passive measures led to the implementation of high levels of air tightness and improved U-values. Natural daylighting, allied to the use of brise soleil, enabled natural light to optimise working conditions and reduce energy demands. The active measures included energy-saving air-conditioning systems, with sophisticated building service controls throughout, a particularly innovative feature is the organic response lighting system. Renewable measures included the use of an innovative Syngas biomass boiler, which uses biomass to create gas and achieved an Approved Innovation credit.

With an EPC ‘A’ Rating and 66% improvement over Part L requirements, Central Square achieved BREEAM Outstanding and was nominated for a BREEAM award for 2017 under the New Build Offices category.
