Baltic Wharf is a high‑quality, residential‑led mixed‑use development located on a prominent waterfront site on Bristol’s historic Floating Harbour. The scheme, delivered in joint venture with The Hill Group and Goram Homes, has been carefully conceived to respond to its distinctive urban and waterside context, providing much‑needed new housing while enhancing the character, accessibility and vitality of the surrounding area.

The development will provide a total of 166 high-quality homes, offering a balanced mix of one, two and threebedroom apartments alongside larger familysized homes. At least 40% of the homes will be delivered as affordable housing, including social rent and shared ownership.

Sustainability is central to the scheme, aligning closely with Bristol City Council’s ambition to become a carbonneutral city. All homes will incorporate air source heat pumps to provide lowcarbon heating and hot water, significantly reducing operational emissions. Electric vehicle charging infrastructure will be provided across the development to encourage sustainable transport choices, and the buildings have been designed to enable future connection to Bristol’s district heat network.

In addition to residential uses, Baltic Wharf will deliver commercial space at ground level.

The scheme places strong emphasis on public realm improvements, including enhanced pedestrian and cycle connections, beautiful landscaping and shared outdoor spaces, improving connectivity and creating vibrant, accessible areas for residents and the wider community.
