London Road (Wembley Manor) SEND School: A Net Zero, BREEAM Outstanding School

London Road (Wembley Manor) is a 3,653 m², two‑storey SEND school of modular construction located in London Road, designed to be Net Zero Carbon in operation.

The 150‑place school provides a state‑of‑the‑art specialist environment specifically designed for neurodiverse children.

Energy‑efficient measures include highly efficient reversible heat pumps serving the heating and chilled‑water systems, high‑efficiency LED lighting, and a completely fossil‑fuel‑free site. 

This was a challenging project, with constraints including proximity to the National Rail depot, which meant no opening windows could be used due to noise levels. This increased the complexity of managing overheating risk, achieving SEN‑appropriate acoustic performance, and meeting strict cold‑draught and ventilation criteria.

An additional challenge was balancing the Department for Education’s stringent overheating, energy‑efficiency and daylighting targets, all of which required careful coordination across disciplines.

The M&E team championed BREEAM, embedded the requirements carefully, and checked drawings with the Sustainability team in person before issuing which led to good coordination.

The project scored 98% at Design Stage — our highest score to date — and currently holds the highest final-rated BREEAM V6.1 Schools assessment in the UK.
