Malgavita Works in Southall, London is a new-build, mixed-use regeneration scheme which is bringing much-needed housing and commercial opportunities to the area.
The development comprises four blocks, one of which is 22 storeys, and creates commercial and retail areas and includes over 300 flats, a coffee shop, a gym and communal and public spaces. All are designed to echo Southall’s architectural industrial identity while still reflecting the look and feel of similar regeneration schemes in the locality. The site has to comply with the London Plan and reduce carbon emissions by 35% when compared to the Building Regulations. The reduction is being achieved by the use of a gas-fired CHP district heating scheme, a system that has worked well in similar projects.
The development is located next to Southall station which will be part of Crossrail providing fast East-West services across London.
As well as providing full M&E design, our sustainability and building physics teams are also undertaking the SAP, SBEM, BREEAM and computer modelling and preparing the necessary reports for London Plan compliance.
