Lion Wharf in Old Isleworth is a riverside site which was previously occupied by a redundant office building. The £34m project included the demolition of the existing office buildings and creation of 133 flats, six town houses, a community centre and three commercial units.

We were appointed to undertake the M&E design in the communal and landlord areas including a CHP district heating system to comply with the London Plan reduction in regulated carbon emissions of 35%. We provided detailed sustainability advice to help achieve Code Level 4 for the dwellings and a BREEAM ‘Excellent’ rating for commercial units and community centres.

The tight site meant compliance with fire regulations was very challenging but we worked closely with the project team to develop a safe and compliant design for the two-storey basement car park.

An important part of London Plan compliance is demonstrating a design will not overheat, which can be particularly difficult in corridors with communal heating. Our solution includes doubling up on the insulation of the heating pipework and providing a mix of mechanical and natural ventilation to avoid excessive heat build up.
