Electronics and Photonics Innovation Centre (EPIC)
Client: Torbay Development Agency
Architect: AHR Architects Ltd
BREEAM: Very Good
This innovation centre puts Torbay at the centre of one of the country’s fastest-growing high-tech industries. Using a BIM process, this flagship project is not only cutting edge as a facility but also in the way it has been developed through collaborative design. The multi-storey building will provide office and cleantech/laboratory spaces and will be home to innovative hi-tech start-up businesses.
Low or Zero Carbon technologies will be included to achieve a 20% reduction in CO2 emissions. Green roofs are being considered with the intention of enhancing biodiversity. We have provided early stage BREEAM advice and pre-assessment services and a BREEAM Very Good rating is targeted for the design and PCR assessments.
Our projects benefit from our multi-disciplinary approach so that sustainability is integral to our M&E design approach, ensuring that BREEAM is part of the design and not an ‘add on’. Using BIM, the client gained an important understanding of how their project will develop, look and function through visualisations and workshops to continuously review the facility in 3D whilst the design team creates a coordinated and sustainable solution to meet the brief. Method engaged directly with the MEP contractor to accurately model system installations to reduce on-site issues. The MEP model contained detailed information regarding future proofing, enabling the Architect and Structural Engineer to make allowances in their design to accommodate these changes if pursued in the future. The design team worked to a defined BIM Execution Plan and standards.
